For emergencies, please follow the steps listed above and contact the appropriate number(s) right away. Once you've made the call, be sure to also leave a voicemail on our office line or submit a maintenance request through your tenant portal. This helps ensure we're informed of all after-hours emergencies.

Non-Emergencies

The items listed below are NOT considered emergencies and will be handled on the next business day, or as soon as possible:

  • Heating & Air Conditioning – While not classified as an emergency, we understand how important climate control is and will coordinate with vendors to prioritize repairs as quickly as possible.

  • Appliances – A non-functioning appliance is not treated as an emergency. However, we will arrange for repair or replacement as soon as feasible. To help expedite the process, please include details such as the appliance type, size, brand/model, and photos when submitting your request.

  • Clogged Drains – If you experience a clog, you may contact the emergency plumber to assess the situation. They will help determine if it qualifies as an urgent issue. In some cases, standing water may not be considered an emergency if it’s contained and manageable.
